July 2026

  1. Feature Plans & extraction

    July update: material extraction, supplier packages and pre-nail framing

    Keegan runs through everything that shipped in July:

    • Group cladding. Assign cladding types across multiple sections in a couple of clicks instead of one at a time.
    • Material extraction. Every material called out on the plans is pulled out and listed, and each line links straight back to where it appears on the drawing for full traceability. It’s what a full balance of house takeoff builds toward.
    • Send to supplier. Outsource a package such as windows straight to a saved supplier, with a quote due date, notes and your annotated markups, sent by email.
    • Pre-nail rafters. Draw an area over the roof plan and get the lineal metres of rafters, worked out from the pitch, ridge and run.
    • Specialty trusses. Mark areas of scissor, attic and other specialty trusses to get a count from the run divided by the spacing.
    • Framing logic. Build wall types with their own stud centres, NOG centres, timber profile and height, assign them to your wall widths, and carry the correct timber quantities all the way through to pricing.
  2. Feature Quoting

    Client sign-off, built in

    Send a quote as a secure link and your client opens it in their browser — no login, no PDF attachment chain. They see the quote and your terms and conditions, then accept or decline with a typed signature, and the decision lands straight back in TakeoffQS with any decline reason attached. Links expire on a schedule, you can resend or revoke at any time, and there’s only ever one live link per quote. Switch it on for your whole team from Account settings.

  3. Feature Quoting

    Quote without a takeoff

    Not every job starts with a set of plans. Create a quote from scratch, search your pricebook and add priced items straight onto the sheet, and send it — no upload, no measuring. Plan-less quotes are proper jobs with their own status, so the small stuff sits alongside your takeoffs instead of living in a spreadsheet.

  4. Feature Quoting

    Quote Rooms: compare supplier pricing and award the work

    Sending a package out is only half the job — Quote Rooms handles what comes back. Invite several suppliers to price the same scope, track who’s responded, compare their numbers side by side against your pricebook, and award the work when you’re ready. Two-way comments keep the conversation on the job instead of buried in email, and after the award you can see how each supplier’s pricing actually stacked up.

  5. Feature Exports

    Download the marked-up plan

    Export the annotated plan as a PDF straight from the Measure screen — every wall, area and markup exactly as you measured it. Handy for site copies, supplier packs, and showing the builder exactly what was allowed for.

    Scanned plans, read properly

    Scanned and photographed plan sets now read at full resolution, recovering roughly three times the text the old pipeline silently dropped. Partial reads get retried instead of trusted, and if a plan set looks commercial rather than residential, TakeoffQS flags it up front — before you’ve spent time pricing it.

    Faster and safer under the hood

    A deep reliability pass across the app. Dozens of the slowest reads on the Measure and Materials screens were reworked, double-clicks and repeated submissions can no longer create duplicates, two people editing the same job can’t overwrite each other, and every table’s access rules were rebuilt and locked down. Nothing new to learn — everything just holds up better.

  8. Feature Quoting

    Send material packages straight to suppliers

    Build a package from the Materials page and send it to a supplier without leaving TakeoffQS. Suppliers get a secure link and notification, you get a sent-packages list showing exactly what went where. No more exporting, attaching, and hoping the right version landed.

    Smarter framing inputs

    Wall heights now resolve per wall type, wall widths snap to the NZ 90/140/190 catalog with a dropdown and a custom override for the odd ones, and per-width wall lengths are available as template variables. Framing inputs prefill from plan text, midfloor joists get total lineal metres, and a new Framing Logic tab lets you review it all on the same canvas you measured on.

    Bulk editing and sharper wall detection

    Mass select, group drag, and bulk delete with undo for plan elements — fixing a busy page no longer means one click at a time. External walls moved to their own retrained detection model for better accuracy, and identical pages across plan revisions now skip re-extraction entirely.

    Design your own Excel exports

    A new export template builder lets you control exactly which columns and sections land in your XLSX. Plus an approved-measurements export button right on the Measure rail, and a clean raw-measurements CSV/Excel option when you just want the numbers.

    The new Materials page

    A dedicated Materials step now sits between Measure and Pricing. Plan viewer on the left, products, formulas and quantities on the right. A visual formula editor shows exactly how every quantity is built, each line carries an honest quantity state so you know what’s measured vs assumed, and materials extracted from the plans are automatically grouped and matched against your pricebook — with a guided wizard for adding anything new to the BoQ or pricebook.

    Scale you can trust

    TakeoffQS now detects not-to-scale sheets, per-sheet scale drift, and plot-reduced prints — and verifies scale with a three-source dimension cross-check before you measure. One-click auto-calibration with draggable endpoints, a full calibration audit trail per sheet, and calibration that carries across plan revisions. Learned corrections mean the same drawing source gets it right first time, next time.

    Margin simulator

    Stress-test a quote before it goes out. Run scenarios across markup and contingency, see sensitivity by BoQ section, and get a commercial risk view that pulls in unresolved clarifications and supplier quote status. A quote audit snapshot captures the evidence behind every approval.

    Catch mistakes before they hit pricing

    Metric cards now flag statistical outliers and out-of-bounds values with warning badges, sanity bounds are tuned per building type, and a triaged plan-quality panel scores every plan set up front with inline fixes for the issues it finds. Plus a Wet/Dry toggle on internal walls that flows straight into wet-area metrics and pricing.

    Branded quote templates

    Build your own quote template and TakeoffQS renders a professional PDF that matches your brand — server-side, consistent every time. Quote lifecycle got smarter too: full history, one-click open PDF, and mark-as-sent tracking.

    Smart Select

    Hover over the plan and Smart Select picks up vector shapes straight off the drawing — walls, zones, whole rooms. It detects individual rooms on floor plans (with manual label editing when you want it), and a dedicated elevation mode recovers windows, doors and cladding cleanly. Per-room painting metrics now flow into the BoQ, wall and ceiling areas included.

    Approvals that don't make you wait

    Approve, unapprove, override a value, or approve a whole section — the UI responds instantly instead of blocking on the server. Long BoQ and Vault lists are virtualized so big jobs scroll smoothly.

    Upload multiple PDFs — or the whole zip

    Drop several PDFs or a single zip and TakeoffQS uploads them in parallel and merges them into one job. Job creation now captures country and building type up front, and if you’ve done a similar job before, TakeoffQS spots it and suggests reusing that takeoff as your starting point.

    Every org now starts with default Balance of House and Prenail templates seeded and ready. Move templates between accounts with CSV import/export, configure your own pricebook categories, and export your whole org pricebook to CSV in one click.

    A proper roofing workflow

    Roofing gets its own workflow matrix. Barge and spouting ship as standalone lineal-metre lines, downpipe lengths are measured off elevation drawings, and per-account accessories and fixings uplifts mean the extras are priced your way. Cladding steps are stripped out of the roofing path — roofers see roofing.

    Deeper foundation takeoffs

    Concrete volume is now computed by component summation, automated rib detection is back with editable widths and depths, and internal beams are differentiated 300 vs 400mm. Rebar lines are managed by bar type, and plan sets with both architectural and structural foundation pages now prefer the structural one automatically.

    Pop the PDF reference view into its own window and keep measuring in the main one. Split view is now a continuous multi-page viewer, custom drawing scales are supported, and canvas panning always keeps the page edge reachable.

    Pin notes to specific plan pages and dictate them — TakeoffQS transcribes as you talk. Everything rolls up into a Clarifications Sheet so your questions for the builder land in one place, and the notes launcher lives right in the measure toolbar.

    Approve or skip detections without touching the mouse and walk across pages as you go. Every Measure shortcut is rebindable per user, hovering any metric shows exactly how it was calculated, and clicking a wall segment drops a new vertex right where you need it.     Quotes now carry a proper commercial layer — add markup and contingency on top of the priced takeoff. And the hard pricing-readiness gate is now advisory: you decide when a job is ready to price.

    Balance of house workflow now does more of the measuring for you

    Preload a template with your items and linked materials, and your balance of house takeoff fills in as you measure. Wall heights now read straight from cross sections, bracing widths from the bracing plan, foundation perimeters and soffits are measured automatically, and cladding gets smarter — auto-deducting doors and windows, suggesting cladding type and material, and catching hidden insets the elevations miss. Less manual tracing, more ready to review.

    TakeoffQS now runs on Google Cloud Platform. The move brings faster extraction across the board, lower latency on bigger plan sets and more headroom to scale when the whole team is hammering through end-of-month quotes. GPU-backed inference sits closer to our models, regional infrastructure in Sydney keeps your data inside Australasia, and improved redundancy means less downtime during busy periods.

    Four new annotation types this month — external doors and external sliding doors on floor plans, soffits and strip bracing on roof plans. Plus a new approve-all button that bulk-approves catchments, internal walls and other annotations when the model gets them right first time. Big time savings on balance of house and pre-nail.

    Choose which detection models to include in your takeoff. Toggle off models you don’t need — like Catchments or Soffits — and focus only on what matters for the job. Toggled-off models are hidden, not deleted, so you can always bring them back.
